East Yard represents one of Look Again Development Group’s most ambitious and transformative projects to date — a thoughtfully planned, mixed-use redevelopment that embodies our approach to place-based, community-centered, and market-responsive development.

Located on approximately 33.8 acres along Albany’s Oglethorpe Boulevard and directly adjacent to Albany State University’s East Campus, East Yard is more than a real estate project; it is a strategic investment in the future of Albany’s east side. The site, which includes a stalled townhome development, presents a rare opportunity to reimagine and revitalize underutilized land into a vibrant, integrated community that connects residents, students, businesses, and institutions.

Drawing on Look Again’s deep experience in mixed-use, multi-family, and revitalization projects, East Yard is being designed as a dynamic blend of commercial, residential, and public spaces. The master plan envisions active commercial frontage along Oglethorpe Boulevard, high-quality multi-family housing, thoughtfully designed townhomes, and new single-family homes that respect and enhance the surrounding neighborhood fabric. Public spaces, pedestrian connections, and intentional streetscapes will knit the development together into a cohesive, walkable district that encourages interaction, mobility, and economic activity.

A distinguishing feature of East Yard is its relationship to Albany State University. Look Again is leveraging its experience with campus-adjacent development to create a place that serves both the university and the broader community — supporting student life, workforce housing, and neighborhood-serving retail while strengthening connections between ASU and surrounding neighborhoods.

In addition to the primary 33.8-acre site, Look Again is also exploring an expanded planning opportunity on an adjacent 21.44 acres owned by the Albany State University Foundation, the City of Albany, and Dougherty County Government. This potential expansion area could evolve into a student-focused mixed-use district that integrates with ASU’s football stadium and creates a new campus-edge destination for dining, gathering, and community life — similar to innovative university-adjacent developments seen across the country.

East Yard also benefits from its inclusion within the City of Albany’s Tax Allocation District (TAD), aligning the project with the City’s broader revitalization strategy and creating opportunities for coordinated public and private investment in infrastructure and placemaking.
